We're looking for an experienced Commercial Property Manager for a privately-owned property investment company, based in Harpenden. If you're a self-starter and have at least 5 years commercial property experience, this could be a lovely part-time hybrid role.

The Client

Our client is a privately-owned property investment company based in Harpenden. They are now seeking an experienced Commercial Property Manager to manage all aspects of the small property investment portfolio of approximately 40 occupational tenancies across 12 locations. All properties are let on Full Repairing Leases with the exception of two mixed use neighbourhood parades where upper parts are leased on Long Leases to established residential landlords. Most of the investment properties are in the South East and the candidate will ideally be based in the southern part of the country.

The Role

This is a great role for an experienced Commercial Property Manager seeking a varied role in part-time hours.
-Managing a portfolio of commercial properties.
-Liaise with Company bookkeeper regarding Rent Invoices and Payments.
-Carrying out site inspections to ensure that properties are properly maintained
-Tendering F.M services where required and knowledge of Contractor Appointment.
-Preparation of annual service charge budgets, reviewing expenditure and reconciliation.
-Notifying tenants of statutory Health and Safety requirements.
-Liaison with Company Insurers and forwarding insurance claims.
-Liaising with tenants to ensure smooth estate operation.
-Update company tenancy schedule and highlight key dates for rent review lease expiry etc.
-Deal with property management issues in conjunction with company key contractors.
-Contact utility companies regarding any landlord supplies.
-Liaise with solicitors regarding notices, rent reviews and new Leases
-Identify and implement asset management initiatives to enhance the portfolio.
-Recording of minutes of occupier and internal meetings and carry out all relevant actions.
-Take appropriate action for all forthcoming lease diary events
-Review tenant applications and make appropriate recommendations.
-Assist with administrative function within office where required.
-Updating of Company Board Report.

The Candidate

The individual will be self starting and confident with the ability to work unsupervised when required.

-You should have a minimum of 5 years experience in commercial property management
-Having a relevant degree and RICS qualification would be desirable.
-You will need to be well versed in Landlord and Tenant legislation, service charge code and have the ability to add value through Asset Management in liaison with the Directors.
-You must have a good eye for detail and possess competent IT skills particularly Microsoft Word and Excel which are used to record information, cashflows and invoicing.
– You'll have excellent communication skills, both written and verbal, and must be well organized.

Terms

This is a permanent, part-time position which may be worked remotely, with some time in the office in Harpenden once every week or fortnight. They are seeking 3 or 4 days (or equivalent hours) per week. Salary is £50K FTE* plus discretionary annual bonus. Benefits include 20 days holiday plus bank holidays pro rata, an auto-enrolment pension and paid parking place a few minutes’ walk from their High St office.
